Just be careful and not let "safe" become a codeword for inaction.

I have my RE license but currently inactive due to personal reasons, will activate the license in a year or so. 

It was not $47k but I am happy with my number because I don't want to spend more than 55 hours a week in activities that create income.

I’m fairly new to Miami, have an inactive RE license at the moment, and have flipped some in the past (in California and Oregon).

Even with strict rules, if someone is playing music loudly or engaging in activities that others don't approve of, it can take weeks to resolve and in the meantime people are looking for other options.  

I don't have one, but I got to see one in action yesterday.

The problem is in "activity".

Also, it is good to do the searches in active rental/rehab markets in your area.

They need to see you in action, that you won't abuse their clients and tarnish their goodwill.

Some ideas that come to mind:-A carefully crafted operating agreement that calls for the active spouse to be the sole managing member and the inactive spouse to be nothing more than an equity member only can add an argument for a passive LLC member, and thus, some wiggle room for exemption from employment tax.
