Wholesale Beginner - Finding potential buyers

Hey everyone! So I'm exploring all fields of real estate investing, and I've stumbled upon wholesaling. My biggest question is how do you find potential buyers to make up your buyers list?

I've read several posts about attending REIA meetings, but the area that I'm from doesn't have an organization like that. Any suggestions?

I am not a wholesaler and am not overly educated on the suspect but I will warn you of one thing I have seen over and over again...wholesalers putting together lists that they claim are "buyers lists" yet they have formed relationships with very few actually motivated buyers.

I also know wholesaling is not an easy business. The term is thrown around and touted as a way to get into real estate without start-up money. It is true to a degree but the incredible amount of work and dedication required to make money in wholesaling is often forgotten. If you look around the boards you will many beginner wholesalers who have worked for months and even years and have yet to complete one deal.

Please do not take this as me discouraging anyone from wholesaling, I am just reinforcing the importance of being fully aware of how wholesaling works and what it takes to be successful if you pursue that avenue.
