Girl, you are absolutely right.

., no I definitely have my "big girl bloomers" on & not afraid to get my hands dirty for experience is a great teacher, so I'm not looking for hand-holding, but not interested in re-inventing the wheel either. 

the worst renter expereince I had was renting to a friend that was a girl which I will never do again. 

I am married and have a super fun 15 month old girl and a little boy on the way.

I've always had dreams and plans of investing in real estate but in my mind it has been a "some day" thing...until my wife and I had our first child four months ago, a beautiful baby girl, and in my line of work I'm not home everyday to spend with my family...more like once a week for a couple days at a time then back on the road!

@Jennifer Roth I'm going to try but I've got a wife and two young girls and didn't really have this on my radar before a couple days ago. 

Another concern would be what if he meets a girl friend three months into college and wants to move in with her, will that income be diverted?

I actually met a really nice girl on a dating website who is a leasing/property manager for a very large national multi-familiy investor.

I just say it's been rented.I had a young girl try to press me on why and ask if it was because she was pregnant.
