@Brian Garlington While I may look scattered, and maybe I am, my goal is to find properties in areas that are close to me or that I travel to/through frequently.

Sometimes a verbal offer, text, or email are sent ahead of completing the paperwork with the most frequently negotiated amounts and dates.

They also hold frequent flipping seminars to locals.

As a caveat to my first post, if you are only investing in student housing, rent control is less of an issue as your tenants will turn over more frequently (allowing you to increase rent to market).

I’ve even heard that STRs can be returned to the landlord in better shape than long term rentals due to frequent cleaning and the guests generally taking care of things so that they will be rated highly.

As a snowboarder personally I no longer frequent BB because it's overcrowded and a bunny hill.

Additionally, if you are some place with great weather, like Coastal California, a yard might be pleasant and frequently used throughout the year, versus a yard in Phoenix, where it probably wouldn’t get used during the summer.

I like using the same color because I can just do a light blend coat between the shorter tenants, and frequently don't need to do ceilings, now that I have all the units on this regiment.
