How many coats of paint for interior walls of rentals?

I'm fairly new to the Landlord game. Need to paint a rental (it's a decent, midrange kind of property - not a crack house but not a mansion, a standard middle class rental). How many coats of paint do you use and what sheen and color and brand? Thanks!

I use eggshell on the walls, flat on the ceiling, and semi gloss on the trim so it’s easier to wipe down.  If staying in the same color spectrum, one coat, of changing, two coats.  Only do what you need to to max the rents.
