This needs to happen now.Property is empty and my realtor has it listed already with a note it will be cleaned.I need to find a reputable company that can:1-dust entire house 3 level townhouse 2-clean bathrooms (sink, tub/shower, toilet), 2 full baths, 1 half bath3-kitchen (if needed sink, oven, interior of refrigerator that’s empty), 4-no carpets so sweep out the luxury vinyl flooringThank you if you use a company you like and can count on please post.PS: I would want to find a company that I can always utilize for my turns.

I think it's fairly easy for a tenant to get a used refrigerator on Facebook Marketplace or Craigslist for a couple hundred dollars, but washers and dryers are extremely expensive.

Section-8, if it were mine I would seal off one window in he kitchen and add a lot more storage space.Space for brooms, mops, vacuum cleaners, cleaners, and extra things they accumulate over time.I would also leave a hole in the cabinets to the right of the sink for a large garbage can to go under the counter top.Adding some kind of sealer inside the trash area (like Formica) makes cleanup easier on turns.Whats up with the refrigerator plug?

If you go with a van or PU with a camper top, you won't want to haul a refrigerator or stove, so use a trailer.

That's big money to me.A PM can fix things immediately that a self manager gets to fuss over remotely, while their rents are in jeopardy:  Refrigerator, oven, microwave, dishwasher repair, heating/air issues, rodent infestations, lock-outs, TV/internet, plumbing, septic, snake in the house, broken chair or table, tree fell over into the driveway, you name it.Everyone wants to say "Gee I'm saving all of my PM fee by managing myself."

We bought 2 sister, matching duplexs  with a shared driveway that after we raised the rents on 3 should now cash flow for approx $2,000 a month BUT both duplexes  needed a new roof and a cosmetic new sided front and upgrades on the bathrooms (we have done 3 bathrooms)   One tenant moved out so their apartment had to be painted, with a new refrigerator and new cabinets in the small kitchen (inexpensive, but good) and the bathroom upgraded.
