As far as direct mail is concern,  you'll need to be prepared to be consistent and have a good budget for mailers. 

As for the PMs, they have been a struggle - consistently don’t pay me until I remind them, poor communication, etc..

The main thing is to screen your applicants in a consistent manner, Section 8 or not.

In marketing its true that great data makes getting sellers to respond easier, but an investor who invests in 6-8 mailings, SMS touches over 8 mo to a year, consistently hits a list pulled once some 8 mo prior, repeat mailings, will get deals too. 

Prepare to show detailed documentation of your STR performance, but keep in mind that consistency matters, and some lenders might prefer a more extended history.

No worries Michael :) I think that's where I would need to figure out what my next step would be if I hold until December of next year to sell.To your point, at least renting it long term until then might be my best bet in bringing in consistent rental income, rather than an inconsistent and more costly short term rental.
