Do you have any insights on designing a business card or a website prior to forming the legal entity?

I'd tend to the website, design and development wise (especially security).

Every now and then a 1%+ property comes along, but it's extremely rare.And the reason for that is because the whole 1% Test, 2% Test / Score / Rule or whatever you want to call it is designed as a metric for the rest of the county where the median home value is half of what it is in California.

I worked in the interior design and event business in Napa Valley during college and for a couple years after and I loved it.

I researched the design and did simple yellow postcards with phone number email address and website.

I work full time in an office doing CADD / AutoCad drafting design work on Civil Engineering projects for the past 15 years.  

This is how both policies are designed to work. 

I've been a civil structural designer for decades. 

That could be one reason why the lots were never built on.Also, if it's a high-end subdivision, it's quite possible that the covenants won't allow you to build what is generally available with modular home designs. 

I feel that, with a background in art, carpentry, and style and design, I am in a perfect position to begin a career as a home flipper.
