Working in West Los Angeles.Im pursuing expired listings by calling owners, using a very soft approach, well as you know they are sick of getting hundreds of calls, or they say that they will sell with a good offer but will not list with an agent.I also send out letters and postcards with no success.

The only way the tenant can lock the door from the outside is with a key in the deadbolt.I have had tenants request this and we convert them over but I have had tenants move into a unit that was converted to this and request to be able to have a traditional lock method (able to lock without needing to pull out the key).requiring key to lock is a good solution if all your tenants are fine using a key to lock.

@Thomas Welker if you’re using a small bank on say a 5/1 arm just ask them if they can put it in an llc with a personal guarantee.
