Because the area is so large, being therelets you drive those areas at different times of the day to learn the neighborhood even better.

I have heard of people driving the Homewood Suites or other longer term properties at night to see what trucks are parked there and calling those companies!  

Most of our family is in CA and one of our criteria is to be 1 day or less drive time from them.

I would recommend it, but do it safely and NEVER leave any space for tenants to say you did something wrong/illegal.

It is harder to find deals there now since the prices have gone up, but it's still a solid B to B- neighborhood that is considered safe and has a lot of demand. 

If in Texas and if doing them correctly.The reason for this is a note is needed (and deed of trust) to allow a remedy in the event of default and to also solve DTI issues for the seller (by showing a new lender the note and timely payments).I hope I do not get BP crucified - it is just the way all attorneys who know what they are doing in Texas do them.Stay safe out theirAlan

Strict rent control policies mean that investors can't buy a dilapidated property, refurbish it, and drive rents up.

An hour drive may be difficult at first, but the thought of cash flow at the end of the month will make the drive worth it.Good luckGino
