The girl came and said “nice to meet you” to the tenant, that’s how I knew she was a complete stranger.

I will not have insight as to what others are offering.For the purpose of this example, let's assume all financing would be the same.I found myself pondering between 1) making an offer with an escalation clause VS offering 2) far more than asking price(let's say it's higher than any of the escalation clause thresholds) and asking for the seller to pay some in closing costs(or some other cost). 

I am looking for information on what direction you guys/girls would take if you wanted to scale but not over leverage.

I just had a couple of questions I've been pondering while looking at duplexes in my local area. 

I am currently doing some maintenance on one of my units, my girl friend in the meantime responded to a person who needed an apartment, and a lot of other would be renters jumped in and were asking about when the unit would be ready.

If some one has done quit claim on property/home in california w ex girl friend over 16yrs ago ago.There was verbal agreement that property w home attached is still his and she said she  would let family take over property. 

My worst fear is to die without passing this valuable knowledge to my girls and having something i could leave them.

He was dating a girl and she said he could use her card to buy a tank of gas, then they broke up, she got mad at him and filed a stolen card charge) and he owned up to his mistake I would not be concerned.  

Found out the old girl was taking in the neighborhood wash for extra money so we capped her water @ $50/month & she has paid the difference since.
