Quit claim in California

If some one has done quit claim on property/home in california w ex girl friend over 16yrs ago ago.

There was verbal agreement that property w home attached is still his and she said she  would let family take over property.

  She took out $100,000 loan, the loan is down to $ 60,000 now

. She has offered property back.  She offered to let family pay of loan and give her $60,000. The family feel the extra  money she wants for property is not fair , since she got benefits on property 16 yrs ago $100,000..

Do he have any rights toward property?Can he sue her for the property back?
