There is a sweet spot along Front, Seminary, Oak, Leroy streets.

Oooorrrrrrrr, talk to the seller and agree to put his name on the other property (have a good lawyer draw up papers) on a first mortgage spot in exchange for him financing the down payment too.

The sweet spot can be a property that is a class lower than the market, not vice versa.  

There is probably some sweet spot somewhere down the road where you come out ahead, but that depends on what happens with interest rates.

Hey guys, I'm in a tough spot here and would really love to hear from others who may have been in similar situations.One of my oldest friends is having a hard time growing up.

There have been a lot of pan-handlers claiming it as prime real estate.For whatever reason, this guy set up camp today.Maybe it is because he was once a pan-handler at the same spot and things have turned around for him or he may just have a thing against pan-handlers.I did not ask him, why but I shouted out to him if he would allow me to take the photo and he said "sure".

The idea is to gain soft control on the owner side and hard control on the buyers side which puts you in the sweet spot.

Definitely in the right spot.
