Of course the dealer tax, meaning the value of the note is seen as ordinary income in the tax year it was produced... that I shoulder all by my lonesome... that is a IRS tax... gotta pay for the wars (which are a bailout of sorts), bailouts, handouts and all the rest of the good stuff the FEDs are spending money on these days...

I have yet to find my first motivated seller but once I do I really do not want them to feel like im just a sales man trying to snatch there property from them , I want them to feel as if im lifting a  burden off of there shoulder.

Either way...I think the general consensus is that you (may) have a decent deal and it sounds like you've got your head on your shoulders when it comes to analyzing units...nothing left to say but get going sir...and post some after acquisition accomplishments for team B.P. to see...again.

@Brad ChandlerNot adding any revelation here.. but from looking over my wife's shoulder maybe FB has fostered a "mindless"ness that the bulk of the eyeballs just aren't the sellers or have switched mindsets to not be thinking "important financial decision" needs to be made.LOL.
