A rose by any other name would smell as sweet.

IE - more or better landscaping, more attractive color scheme/overall curb appeal, or better light fixtures or bath fixtures, etc.

@Aaron Rose Unless there is equity to flip, the situations mentioned don't attract my interest as a landlord.

For example, here:-pre-recession (2003-2008) prices rose 100%-recession (2008-2011) prices dropped 20%-post-recession (2011-2017) prices have risen 65%A $150k condo in 2003 is now worth $400k, which averages out to almost $18k a year.

I did a primer and one coat of paint and if the light hits the walls a certain way, you can see some of the old color still.

You would be supervised the things people tell you, from not liking the specific color of a granite counter to the kitchen facing the wrong direction, and that's if they even tell you.

Regulating noise, garbage collection, colors that can be used for homes in the area, rules around parking, rules for landscaping, and allows for a process for dealing with problem neighbors.
