Denver buy-and-hold average returns

Calling all Denver buy and hold investors. I have found a couple of properties off-market in Wheat Ridge, but I'm not sure if they're a good deal for most buy and hold investors in this area. Looking for advice on rental rates, average/expected returns in this area and also anyone who might be interested in partnering or acquiring either of these contracts from me. One is a 3bd 2ba 1891sf detached SFR ranch built in 1955 in great shape. Just west of Wadsworth and south of 44th. It's never been updated but totally rentable now with a good cleaning and interior paint job. Purchase price $385,000 The other is a 2272sf 4bd 4ba townhouse built in 1998. West of Harlan and north of 44th Its in great shape. Finished basement with a bedroom, living area and kitchenette. Two car garage. $250/mo HOA dues. Currently rented by month-to-month tenants. Purchase price $330,000 Would these produce an acceptable ROI for any of you Buy and hold investors, based on what you know about rental rates here in the Denver area? Please let me know if you need any more info.
