there is a REI in orange county that meets in kingston every few weeks, you can find it on meet ups. it cost like 20 bucks or so to go, pays for the venue and refreshments.

I'd be more interested in getting distressed properties in B +/- areas need of renovation / refresh - done responsibility and filling them with great tenants that would be treated fairly.

The investors I dealt with were weary of all of those [junk] quote requests that were essentially flooding in-- they would see the same ones over and over.Now that the "gurus" are no more, it seems to me that the note business in general (to those who are exposed to it) no longer evokes an image of slick-talking "snake oil" salesmen and that's so refreshing to me because I'm a long-term note guy.
