I am just going to pull the trigger send out post cards target some motivated sellers directly instead of searching the MLS scouring craigslist for a property that might be a deal.

After a long time of reading forum posts and blogs, listening to podcasts, and doing just about anything other than taking action, I finally sent out my first postcard mailing.It was a very small mailing, just as a test at 46 pieces...but I already got one call!

We do get postcards all the time offering to buy our one free and clear property, but it makes no sense as it would be a large tax bill if sold, but if we keep it, it's solid income for the rest of our lives, then our children would inherit at the stepped-up basis and either keep it and make an annual income from it or sell it and pay little to no tax on the sale.

I did a marketing with postcards and I received about 4 sellers that wants to sell their 3 family multifamily units...What kind of questions do I ask them...I know that I want to make sure that the tenants pay their rents on time.... but, what else do i need say to do to negotiate a good deal for me to profit and  make it a good deal for my buyer?
