3 family units with 3BR 1BA on ea unit

I did a marketing with postcards and I received about 4 sellers that wants to sell their 3 family multifamily units...

What kind of questions do I ask them...I know that I want to make sure that the tenants pay their rents on time.... but, what else do i need say to do to negotiate a good deal for me to profit and  make it a good deal for my buyer?

Also, is there anyone here that's looking to buy multifamily investment properties...... I am located in

Connecticut.
