I agree with Marcus Auerbach my wife and i started that way, but w got the upstairs tenant in the deal, great guy, id imagine he is still there, we sold the place since. the biggest mistake we made was we stayed in the lower, from a financial standpoint living in the upper of a duplex makes more sense, lower heat bill in the winter, and better rent from the lower, just my 2 cents, the far South Wisconsin market has some deals, and rents are still pretty high. good luck

@Nick Alvarez@Anthony Chara  market is over heated here on Multi.. especially close in.most trade at 4.5 to 5 caps so a 6.5 cap would be somewhat adjusted for the deferred maintenance..
