Owner Pays Gas Heat / Tenant leaves front inside door open/ but the storm door is closed , but i feel like were wasting money, what can i do ?  

You may want to see if the parking area (if there is one) is heated - this can be a real deal breaker for Chicago weather.

I agree with Marcus Auerbach my wife and i started that way, but w got the upstairs tenant in the deal, great guy, id imagine he is still there, we sold the place since. the biggest mistake we made was we stayed in the lower, from a financial standpoint living in the upper of a duplex makes more sense, lower heat bill in the winter, and better rent from the lower, just my 2 cents, the far South Wisconsin market has some deals, and rents are still pretty high. good luck

What is the process on getting a C.O.Also there is 1 heating and water bill for the whole building.

High taxes, oil heat and low appreciation.

Always wondered what that's about, perhaps they are more heat sensitive than smoke sensitive?

@Nick Alvarez@Anthony Chara  market is over heated here on Multi.. especially close in.most trade at 4.5 to 5 caps so a 6.5 cap would be somewhat adjusted for the deferred maintenance..  

Tenants pay water/sewer/electric/heat. 

Tenants crank the heat up in the winter and then open a window to cool down...

Everything major in the house works, heating, plumbing...
