@Jeff Fortuna, not to be harsh, but if you don't know what you're looking for, you're not nearly ready for a deal of this size. 

Even if you do a program to meet people it's not going to happen by accident.Maybe the specter of rejection, of other people's harsh judgment worries you.

Chemical treatments are too slow are rarely work, especially on bad cases of bed bugs.

@Jim Goebel I forgot to add that the contractor would remove any visually damaged joists (he will coat the rest with mold chemical)Also, the leak was below subfloor.  

When she went to the University of Arkansas I was never able to go there but she turned out to be a great daughter, is now a graduate in chemical engineering and works full time.

I contacted some mitigation companies today and it looks like $3-4K to have a "ambient" treatment performed where they heat all units to 130+ degrees for 5 hours and then spray with chemicals.
