I’m currently reading J Scott’s "Book onf Estimating Rehab Costs"It’s hard to block years of smoking odor and other nasty smellsTSP was used to wash the walls and ceilings first; it got the grime off, but the smell stayedOne coat of oil based Odor block paint may not be enough; I can’t really smell the smoke or smell anymore, but my wife’s super nose still can smell a slight odor.I know this isn’t a cash flow cow; but cash flow isn’t my key objective currently as I have a full time job that pays well.

These "abused" tenants are probably paying a fraction of what their apartments are worth, and landlords aren't even allowed to kick these tenants out even if they sell the place, without facing really stringent rules and paying through the nose for the tenants' relocation.

Maybe we are "forced" to do this to an extent and I accept that, but we don't have to accept making minimum payments or trying to find 10% investments when we have a 100% investment right under our noses.

As I was walking thru, I started sneezing and my sinuses were irritated.They left behind an unopend 42 LBS bag of cat litter.30 minutes after they had left, my nose was watery, eyes had swollen up, throat got a bad tickle, and I felt itchy and fevered.

@Zachary Singer Your time might be better spent first finding a title company that will not wrinkle their nose at assignment contracts and give you problems at closing as they are getting fewer and fewer.
