My goal is to have it ready by the end of June (rounding up contractors from a few states over is like chasing chickens and just as time intensive).If you go out and look at some of these houses after they've been rented and see how people live, it will be very disheartening to you.

In the hypothetical MF looks nicer (and probably is once you have it) but dollar for dollar investing that money in MF is a much greater challenge.Case and point- we are doing our current round of acquisitions in Memphis.

- Took the rent rates directly form redfin.com link and monthly insurance $75 (rounded up from $62)- For expenses water/sewer ($100), garbage ($50) these are arbitrary numbers I selected without much research (not the best method for accuracy i know :/ ).

I know of a partial failed rehab that has had two go-rounds and two abandons because there's a huge sinkhole developing directly under part of the garage and the supporting exterior wall of the house.
