Looking for some advice and wisdom

New to BiggerPockets and loving it! Looking for a little advice: 1) my principal home is valued at $430k with about 130k equity in it. 2) I have an opportunity to buy a 140k condo for 100k in which my father will be the tenant. 3) bank will let me borrow up to 90% LTV which works out to 85k and I will have to bring 15k cash to the table plus fees. My question is- is using the equity in my home the best way to go? It will use all of it. And then once I have my dad set up as my tenant, how can I quickly move on to a third property? I hear all these stories of people getting multiple properties in a year or two so looking for some enlightenment. Thanks so much Charlie
