You do not need equity to conduct a value add or get construction financing.

I would probably take the risk at $500, but $1k feels more of a ripoff like most guru programs. don't waste your time if they don't meet your criteria there is ZERO chance they will meet this guys.. remember they make their money with you folks dreaming of making money and paying for the dream..

I second all that has been said above - all of those folks referenced have been really helpful to me and have added lots of value to so many BP community members, especially in our local marketplace.

But, you can go up to 65% loan to value with no reserves, or up to 80% loan to value if you have 12 months payments already in the bank (12 months reserves_.

You’re right about the value of leveraging equity strategically. 

I have built enough capital to feel comfortable investing heavily and am interested in either a flip, small multi family, or commercial.

However, if you feel you need their input earlier, you could offer to pay for their visit to walk the property with you pre-inspection.
