Advice on Next Moves After Buying LTR

Hey Everyone!

I'm a fairly new investor and was looking for some advice on what my next move should be if I want to build up a portfolio of STR's.

I recently purchased a 2 unit property as owner occupied with one unit already rented out. 3 months after closing, I was laid off due to a restructure at my company, so I decided to rent out the other unit my girlfriend and I planned to live in. Thankfully I am currently breaking even on the mortgage with both units rented and we just moved into my girlfriend's parents' lake house rent free. After being in the corporate sales world for about 10 years, I realized that I do not want to return. Instead I want to take advantage of the opportunity I have of living rent free to invest my time and money in STR's to hopefully build that portfolio up and eventually make that my main source of income (I understand that will take time). I realize that I will need a W2 to make get a mortgage, so I was considering picking up a couple of part time, flexible jobs in order to hopefully acquire a new property as an STR.


I'm in good standing with a 810 credit score, no debt, and about $100k in savings.


Depending on what the potential jobs offer in terms of income, does this seem like a realistic strategy? Any advice on other wise next steps?
