I'd say a lot of it went over my head but its awesome to have this amazing community where you can seek out answers and get intelligent, relevant information from people who know what they're talking about and aren't pretentious about it.

Thank you @Scott Ryne it's amazing that you explaining what I want say in a lot better way. the projects it might be small or big and either he is under paid or over paid very true. in addition that it's my benefit to reduce cost and the bigger the project the better his fees, I feel it's not fair.

As @Anthony Thompson said, this site is an amazing resource for all things real estate.  

I am always amazed how "multiple offers" suddenly show up on properties that have been sitting.

I send thousands of letters each month, and the source I use for data is a division of first American Title called Core Logic (or RealQuest).There are obviously many ways to get data, but in my years in this business I have found that Core Logic really is the industry standard for real estate mailer data for all types of real estate.The first thing I like about Core Logic is that the data is usually amazingly fresh, and they even tell you how old it is before pulling it.

That is inspiring stuff... an amazing accomplishment.

welcome to BP, make sure to check out the free books, and the free podcasts amazing information there..also as chris mentioned you should check out a few local meet ups. and ask as many questions as you need most of the people here are here to help...
