People who travel from the NYC/New Jersey area to vacation in the Adirondacks usually need a place to store their boats and other toys for the off season.

We have people stay at our lake house that don’t fish, they may only be there for the view.Be careful about renting your boat to people unless you can confirm you have insurance that would cover an accident and cover you if someone sued you for their accident.A deposit and renters insurance may be overboard.

I'd negotiate....I used to be an agent and I've sold houses for small fees to get the buy side on a larger home, I've taken my commission in trade for cars, boats, electronics and all kinds of things.

This property has big beautiful mature trees along with a boat launch that is in great shape! 

I rent a storage building for my staging furniture and they have a large lot full of motor homes, boats, trailers, cars, trucks, etc.Another idea if you like farming and the land will support it would be to put some kind of livestock on it (cows, goats, etc).  

I am in the same boat as you, but am actually relocating to Denver in the next couple of weeks.I strongly advise that you listen to the BP podcasts on a daily basis and read the books that the guests recommend in the "Famous Four" part of the show.

I'm in the same boat in DC and the inventory in CH is pretty limited.

In my market, brokers fail to use social media to do any sort of marketing and are completely missing the boat.
