I think this might be a better choice that doing metal bars on the windows for the most basic reason it looks better.

Scheduling, skip tracing, data entry, photo editing, pricing supplies, transcribing calls, etc. are all $10 an hour items you can outsource pretty easily.I think local $10/hr tasks are harder to outsource like placing bandit signs, picking up materials, etc..

As for notes, I had my "Aha" moment after hearing Donna Bauer speak at our local REIA and currently I'm going through all her materials. 

First few months should be focused on educating yourself on your local market, setting up a marketing budget, creating business cards, website, marketing materials to hand out etc etc etc.....you should expect the first few months to be difficult until your able to get a constant lead flow. 

You should not rely solely on this information as the laws and procedures in your jurisdiction may materially differ. 

Ya man just take your time and get organized... buy all the material on sale!
