It would be easy to assume that a roof doesn't care what part of town it is in, or a HVAC unit inst going to break down quicker because the bad part of town gets hotter or colder.

However, that system should be confidential and never made known to an applicant, No tenant is entitled to know how you arrived at a decision, they are only entitled to know what the decision is and, if it is based on credit, you need to follow the applicable credit disclosures.

This could include checking on pipes to make sure they haven't frozen in sub-zero temps, walking the property to make sure the cleaner is doing their job correctly, running a package over in-between guests, or running an item over to a guest that may have ended up not working after their arrival...like a coffee pot.

I am also putting in double pane windows when they arrive.
