I have seen sites go from looking like a lot of buildable area to getting a giant piece cut off because of "underground" wetlands that arent visible from any satellite image or looking at it from the ground and that ended up killing the project because that ate into the area needed for parking.

A giant evil corporation can hire an unscrupulous ad agency to brainwash people into wanting something then jack up the cost of it because it's wanted. 

When we closed on our dream house and went to pick up the keys they surprised us with a giant red bow on our front door and an ice cream sundae party inside!

At the end of the day if you make a giant spreadsheet and spend 5 hours mucking about with it, your conclusion will be that making extra payments on your mortgage will have an ROI exactly equal to your interest rate.
