I can afford to defer (not forgive) those rent payments for a few months with arrangements for them to repay those deferrals over a several months thereafter once things get back to normal.

Do you have a seller financing deal that you already have arranged?

This poses a serious problem as the incoming tenants have typically given a 30-60 day notice to their previous landlord so they are almost always under a time crunch and may have already made arrangements with moving companies and utility companies.

I would say that most Tenants would be receptive to this arrangement especially if you have built a good rapport and relationship during the tenancy (an important aspect for effectively managing your properties). 

Now these parent’s will need to arrange something else for their kids.

Some other changes with car registrations and payment arrangements also happening through email.

What type of arrangements have you been granting for those who ask and qualify? 

I have one tenant who has to go out of town but called to tell me that and said he had arranged for someone to pay his rent when his disability check comes in for May.
