None of my tenants have asked for relief yet. Need is subjective. Tenants will maybe think they need free rent. I will be taking each request on a case-by-case basis. And no, it’s not discrimination, unless you make policy based upon a protected class. If asked by a tenant for relief, I will require proof of income loss, and will push for as much rent as possible plus a shorter term payment plan. I will be open and honest and tell them rent should be a priority, right after groceries. I don’t want them to think this will be an easy process or fix for them. It’s very tough times, so it’s supposed to be difficult and not easy to miss even partial rent.
