You will need a durable power of attorney to give directions to any servicer and trustee of the deed of trust.I will mention a subject to, where you father retains his note and you wrap his note with a new note and provide a Special Warranty Deed subject to his note, this keeps him in play on the deal, he should be named as a loss payee on the insurance and I suggest you do a modification as to interest.
