Regarding the 2 years employment, FHA just requires 2 year of history of any employment, but will take your current wages at face value if you work at least 40 hours per week.

When my daughter looked into tankless, they told her they could install it outside (couldn’t work out venting inside) but it would require additional maintenance, so they just went traditional.

If you study history, it is not a phenomenon that occurs regularly, at least not compared to the lifespan of a human being.

You qualify the applicant based on their current status and history, not on what you think may happen in the future.

As far as hitting the 2 year mark for your job, that might not be necessary as long as you have at least 2 years of employment history in general.
