Boutique communities like this are best left to the dreamers with very deep pockets.Not a practical idea.

Reading all the books and watching the Bigger Pockets videos, everything seemed to make sense on paper but was so difficult in practice.

I don't think it is practical to spy on guests, but if you have time to do it, I think you might be onto something.

These 2 are not the same.From the website examples shown,  you can clearly see they have both types of credibility covered.3) Understand the process, understand the contracts, and practice looking and sounding confident and knowledgeable.Now you are ready to open your doors and have prospects discover you.Without this, you are wasting your time and effort,  looking for leads.There is more to this but those are the basics for starting.

That said, I doubt that there is a form of housing that is more in-between practical purposes than a tiny house.  

Yeah..ok...And all teachers should have kids first...All doctors should have lots of medical issues before they can practice....All dentists should have lot of dental issues before they can practice...Every waiter should owner a restaurant before they can wait tables....Every car salesman should have bought multiple new cars before selling any....I get your point..... it would be great if every realtor had to have real life home ownership under their belt, so they have that BTDT experience..... but not gonna happen

Less than 1% should be charging for it.I liken the "community" approach to teaching subto and wholesaling and "gator" lending to teaching a mass class of dentists how to drill teeth by giving each one a drill and saying to go out, find someone to practice on.
