Admittedly we need to do a better job at finding alternate/off market deals- and I'm relying heavily on BP to help with my education/plan of action.

Secondly, alternatively, I have also considered setting it up as DBA to change the feel of the sole proprietorship and keep my personal name out it (again, knowing full well that I am not gaining any liability protection with a DBA) Thoughts?

im thinking of buying a house that uses gas.sidenote: im the type of guy who can live in a cold house. i just need a lil hat and some a warm joggers. ill even go as far as wearing long johns. f that heat. a better alternative is to buy yourself a crypto miner. them things make so much heat. theyre just loud. too loud.

That's not enough time to have a new floor installed.I'm not sure which is faster carpet or any of the other alternatives that were suggested but i'm not sure 2 days is enough time to purchase, deliver, and have installed.The tenants that move in are only going to be there for a year.

Alternatively those funds can be rolled over into self-directed IRA (this would not be taxable event) and in turn purchase vacation rental or any other alternative investment.
