The roof sounds like it needs to be done sooner rather than later, but how many of the other repairs are things that need to be done now vs can be done down the road (eg leaky toilet vs small hole in the back of a door)?

I am sorry for not responding sooner. 

Basically the more LLs do stunts like the above the sooner legislation will be enacted to corral such activity.

You can ask for an extension for more time if you're having trouble getting an inspector in there sooner.

Hopefully one day (sooner than later) I can take that next step knowing what not to do again.

What would I do different: I would have moved into multifamily sooner.
