How do I find investors for out of state deals?

Hello wonderful people!

Im a 19yr old real estate apprentice working with family who are very embedded in the of Dallas/Fort Worth market and surrounding areas. I’ve been working with a contractor (a family member with 30+ years of contracting and real estate experience and shows me all the flips he’s done with the app CompanyCam) who comes across numerous individuals who are in search of “California investors” or “California deals” as they call it out there. With me being In California we came up with the idea that I point investors in his direction until i acquire my real estate license for California and Texas so I can actually represent buyers and sellers whether they be investors or just regular people looking for that perfect home. I get paid for referring the investor once they close, the investor gets his deal if he’s deemed it a sound investment(whether it be a rental or a flip etc.), and everyone becomes a bit more wealthy

My question is how do I go about finding investors in California that want to buy in the Dallas market? my family member said to me that it’s better to find investors with cash. He prefers them over hard money lenders. With me being fairly new to actually putting in action into my want of being a investor i just felt like Biggerpockets was the best place to ask.
