Chicago multi-unit inspection period and costs
Does a 5-day inspection period seem reasonable for a 2 to 3-unit property in Chicago? This is what real estate agent is recommending, but this seems short to me. Would asking for 10 days in this market kill an offer?
Also, his inspector estimates roughly $700-$1,000 for a 2- to 3-unit property. This also seems high to me but my only reference point is Florida, (Tampa/St.Petersburg area) where a 4-point inspection was $75 and $125 (both for SFHs tho) this same month.
Can anyone recommend a good inspector in Chicago?

Yes, 5 business days is the standard allotted time in our market. You can ask for an extension for more time if you're having trouble getting an inspector in there sooner. If the need arises I would just request the extension while under contract rather than with the original offer. You can also contact other inspectors to see if they have more availability too. From the inspectors I have worked with $550-$650 is typical for an inspection of a 2-flat, $650-$750 for a 3-flat, and $700-$800 for a 4-flat.
