Generally how it works is if commission is 100k and 3 people on a team then 50k goes to brokerage, about 27k goes to senior broker,15k goes to middle broker,  then 8k to junior broker.As you can see they have to do a lot of volume to equal what I make in one transaction so they tend not to want to deal with unknown buyers but feel more comfortable working with a broker on the other end.

#2 If I were going to look at Class A and new build, I think I would be looking north vs south, east, or west.#3 I would look at the average/median incomes in the zip where you are being pitched and see if that supports rent.#4 I see a lot of these deals and talk with lots of investors....going to giant investor meeting tonight in fact.

Assuming you did not invest originally.To clarify, I am coming across some opportunities where a sponsor is in the middle of the biz plan, their loan is reaching maturity, they need extra capital, and they are attempting to raise the extra capital from other LPs rather than or in addition to a capital call.They are offering "rescue capital" investors pref equity that is ahead of original common equity investors.
