So I've got a group of LP's and we are talking to a GP who also owns a management business.Their prior bread and butter is in residential short-term rentals, like airbnb type bookings. 

Also like mentioned above those tomcat traps with some peanut butter as bait does wonders.

I've found that tenants that don't intend on paying rent frequently butter you up, and try to get friendly with you, OR...they start talking about capital improvements to the place...It's a tactic to make you think they care about you or the property, so that you are less inclined to start an eviction against them. 

Natural appreciation should be the butter, not the bread of your profits. 

You could butter in the holes with a filler if you would feel better.
