As far as occupancy limits enforcement does happen but it’s not super common and every case I’ve heard of for enforcement is due to neighbors complaints  typically noise or too many cars.

If there is nothing in the lease then you should at least have a noise, or other disturbing the peace clause in the lease that you can fallback on?

That should quiet the noise and return you to your "big why" of taking the leap.

My guess is political noise is going to spur action with both the CFPB to regulate these transactions and with investors calling the loans due. 

I'm not proposing to change the landscape and what the properties I do have noise and parties have not been an issue.
