Lots of great info on here as well, and like they're saying the best thing to do is to find an experience broker / realtor who can help you navigate which neighborhoods to target and which ones to stay away from, as well helping you to build out your team for property managers, lenders, inspectors, contractors, ect.

Hi @Eric JohnsonAs you bein your real estate investing journey I would suggest that you assemble your team of pros around you (like the avengers) AKA Your Core 41.

Our team buys the properties and converts them and manages them so it has been a great learning experience seeing all three phases from taking down a project, renovating the building then managing the lease up.

I am just saying if I managed your property, I would never paid for the damage out of my pocket simply because I have a solid system and team to win any reimbursement cases. 

Now we have a full leadership team handling various roles. 

Avoid common pitfalls like skipping due diligence, underestimating repairs, and overleveraging having reserves and a strong team is key.Good luck!
