It's not like comparing apples to apples where you can view one 4 unit building against another unless you are building identically permitted buildings on parcels that share the same site conditions.

You have to compare apples to apples because while a 1/1 may do well in certain areas, it may not be what people are looking for in your area.

The lesson here is when you are shopping for rates you want to do it as close to each other as possible to make sure you are comparing apples to apples.

Nevada has many of the draws of CA and the added benefits of low property taxes that don't assess on sale, landlord friendly, no state income tax, and multiple tech and manufacturing jobs like Tesla, Apple, Google in the area. 

San Francisco is the 15th largest population in the US.I find the topic interesting and the discussion lively but there is little apples to apples comparisons happening so far.

This dampens your appreciation considerably because people consider apples to apples in terms of total mortgage payments.

@Mike H.I think it’s funny you compare buying rentals in 2010 to today saying it’s apples to apples.

The same would be true if you had $500K of Apple stock and wanted to distribute it to yourself over a 10-year period.
