The listing agent is also the owner, who does a few flips a year - he tends to over-do things sometimes from what I've observed.Bottom line: cash flow will be razor-thin if you're financing at 80% LTV.

Also, to calculate ARV I used comps from property shark for properties that sold in September with similar sqft., bedrooms, and bathrooms to take an average of what they sold for.

Like many military bases the surrounding town is normally small rinky dink with civilians trying to take advantage of military members (loan sharks, auto dealers, gang members, and drug dealers)  Your properties will probably be relatively stagnant due to it only being a military base.

If you want to go the route of showing them the aspect of being an investment for you, I would not show them your actual numbers unless they are razor thin on your profit to begin with.

One being not enough slots in circuit breaker and the other the main panel would need to be upgraded along with wiring to the subpanel to handle the heavier power.i like the point of service use you mentioned.
