I have done some research and those I found need the 80% LTV to be a minimum of $100k.Just BRR'd [now on the 4th R :-) ] a duplex with an ARV estimate of $90k.

I need your help please, I was sent information on a property listed on the MLS the RA states that they are asking for $500,000 with $400,000 worth of violations.

no one talks about what happens if I want to sell.. now for those that own free and clear or have a bunch of equity its not that painful to sell but if you have little to none your writing a check sometimes to get out of the hamster wheel.. its all Ra Ra Ra on rentals   path to freedom and all that.. it can be but many many cases are like this you just don't hear about them..
