I have heard comments that homes in TX or GA need a major rehab after 10 years, builders use MDF for trim, pressboard under siding instead of OSB sheeting etc As an investor we buy 1960s homes, they have good bones and are worth an update.

There's nothing wrong with where your your present cleanout is located.

Along those lines, if the owner gives you a very FIRM "NO" when you present your proposal to rent their home for the purposes of doing STR (short-term rental).   

Several wholesalers would attend and each would present about their business and then get feedback from Jerry and the rest of the group.

@Amanda Dobbs you have some good comments above but we can't tell anything about the property you are looking at. 

As I read your comments, I'm finding that we both used some of the same approaches.
