I've been looking at Abingdon, Aberdeen, Havre de Grace and Bel Air but haven't found anything to purchase yet. 

However, there are those who will use FMV or even the Tax Appraised Value (TAV).Just ask each lender what their lending criteria is and you will find out their expectations and qualifications needed to hopefully mover closer to your goal.Big Henry

If you're ruling out streets like W High Terrace, Elmdorf, Aldine, Melrose, Aberdeen, etc you're foolish.  

Just curious 1) how you shakers and movers out there would spend a limited monthly marketing budget and 2) about any advice for how someone new to the game can find good, investor-friendly realtors. 

I was listening to one of he podcasts and thought what if you gave the tenant $500 and hired movers.

There are colleges in Hampton Roads, but Aberdeen isn't a college neighborhood.
