Hampton Virginia rental market. Yay or nay?

I'm looking to purchase out of state. I want to purchase a home in Virginia in the Abordeen neighborhood of Hampton, Virginia. Can any bigger pockets members in that area give me an idea of the neighborhood? Would you say it's ideal for renters? I've heard there are colleges in the area and it's near military bases. Thoughts?
